¡ó Updating the HR department of expat employee on the progress made in the home search proces

¡õ Corporate Tenancy Management

Pre Move-In Services
¡ó Property and furniture preparation according to contract
¡ó Final property cleaning before move-in date
¡ó Accompany the client for check-in procedure with property management officer
¡ó Check furniture and appliances and check water, electricity and gas meters
¡ó Hand over the keys and remote controls to the client

Services over the Duration of the Lease
¡ó A follow-up inquiry call within 7 days after the expatriate¡¯s move-in
¡ó An Email Inquiry for further follow-up every two months
¡ó Conduct minor maintenance services when needed
Break lease administration and negotiation:
In the absence of an early termination clause in the Tenancy Agreement we will:
¡ó Find a replacement tenant for the property
¡ó Negotiate terms to reduce security deposit lost

If early termination is stipulated in the Tenancy Agreement we will:
¡ó Issue a letter to the Landlord at the appropriate time
¡ó Ensure the refund of security deposits are refunded

Expiry of the Lease:
In case of extension:
¡ó Inform client about upcoming lease expiration and advise them of current market price, negotiate a new lease term
¡ó Stipulate the extension contract ,arrange relevant renovation work and assistants

In case of termination:
¡ó Check the property with Landlord and tenant before expiry date
¡ó Help client employee to do repair and cleaning work if required
¡ó Assist in check-out procedure on check out date
¡ó Assist in paying back of the deposit,assisting in utilities payment to the management offic

¡õ Corporate Payment Management

¡ó Collect Invoices (rental, utilities, etc... )
¡ó Break Down Invoices and Send to HR department
¡ó Confirm the Payment
¡ó Obtain Official Receipt
¡ó Get Back the Deposit

¡õ Corporate Administration Assistant

¡ó Establish computerized Corporate Contract Management Chart (including tenant information, landlord information, rent, payment time, lease term, deposit status, extension status)
¡ó Update Corporate Contract Management Chart and send to SESD every month
¡ó Inform SESD of upcoming lease termination, arrange relevant follow up work for SESD
¡ó Establish & update monthly ¡±Client¡¯s Track List¡± when new client employees are coming to Shanghai
¡ó Daily report to SESD during the orientation & home search of new client employee, ensure SESD understands all the details and progress of the relocation work
¡ó Monthly report to SESD of what we have done to client employees and what¡¯s feedback from them
¡ó Regular meetings with relevant HR department representative in order to get feedback and arrange further improvements of our services
